WALDORF, Md. – Charles County officials celebrated the acquisition of the former Sears building at St. Charles Towne Center on Wednesday, announcing plans to transform the site into a comprehensive sports and wellness complex. Purchased for $7.5 million as part of the 2025 fiscal year’s capital improvement budget, the 8-acre property aims to enhance recreational offerings and stimulate economic growth in the region.

Commissioner President Reuben B. Collins II emphasized the significance of this development for Waldorf, which he described as having the lowest amenity-to-population ratio in the county. “This purchase will change that equation significantly, bringing much-needed recreational opportunities to our residents,” Collins stated. He highlighted the role of public-private partnerships in achieving this transformation.

The decision to buy and repurpose the property follows a detailed study by the Department of Parks, Recreation, and Tourism two years ago, which identified a pressing need for more sports and wellness activities, especially in Waldorf. Kelli Beavers, Director of Recreation Parks and Tourism, reiterated the lack of recreational spaces identified in the study.

Acting County Administrator Deborah Hall outlined the broader ambitions of the project: “This acquisition is a significant milestone toward achieving the goals and objectives of our Board of Commissioners – to enhance the quality of life for everyone through increased recreation and leisure activities; and to expand economic development opportunities and growth in Waldorf.”

Plans for the complex include a state-of-the-art swimming facility with a 50-meter by 25-yard competition pool, a splash pad, diving areas, spa, whirlpool, sauna, and lap pool. The county is also soliciting community input on additional amenities to be included in the complex.

Kelly Robertson Slagle, Director of Economic Development, shared her vision for the center not just as a sports facility but as a dynamic destination that fosters a vibrant community atmosphere. “We envision this center offering an experience that is not just transactional as a shopping destination but a place where people can visit, play, stay, and enjoy,” Slagle said.

Hall also praised the collaborative effort across various county departments, including the County Attorney’s Office, Public Works, Recreation, Parks and Tourism, Economic Development, and Fiscal and Administrative Services, which facilitated the swift acquisition of the property.

The conversion of the former Sears building into a community hub marks a pivotal step in revitalizing unused mall spaces, drawing inspiration from similar projects like the one at Annapolis Mall in Anne Arundel County. As the project progresses, Charles County looks forward to becoming a model for blending economic development with enhanced public amenities.
