PRINCE FREDERICK — Calvert County home sales increased in September even as fewer homes changed hands across Southern Maryland, according to published analyses of the month’s housing figures.
Calvert’s closed sales rose 11.2% from September 2025, while sales across Calvert, Charles and St. Mary’s counties together fell 6.5%, according to an Oct. 20 market report by Southern Maryland real estate agent Theresa Shoptaw.
Her report also showed a 9.4% increase in Calvert buyer showings, indicating that more prospective buyers toured properties than a year earlier. Showings measure visits, however, rather than completed purchases.
Across the three counties, 376 homes sold in September, compared with 402 a year earlier and 435 in August. St. Mary’s County recorded a 28.5% decline in closed sales.
The regional figures point to a market in which the experience of buyers and sellers differed by county. Calvert’s increase in completed transactions came during a month when the broader region recorded fewer closings and a larger selection of available homes. The results offer a county-level counterpoint to the region’s weaker overall sales totals.
A separate county-by-county report published Oct. 26 by Andy Werner & Associates listed 99 Calvert sales and a median sale price of $475,000, unchanged from September 2025. That report attributed its figures to Maryland REALTORS’ September housing statistics, using Bright MLS data current as of Oct. 12.
The median is the midpoint of recorded sale prices, with half above and half below. An unchanged median does not mean every property maintained the same value; the mix of homes sold can affect the monthly figure.
Werner’s report put Calvert’s median time on market at 25 days and its housing supply at 3.2 months. Its supply calculation uses active inventory and the average monthly sales pace over the preceding 12 months.
The same report showed Calvert pending sales down 4% from a year earlier. Pending transactions are homes under contract, distinct from sales that have already closed. The difference matters: a stronger month of closings can coexist with a smaller pipeline of contracts.
Statewide, Werner’s analysis reported 5,169 September sales, down 7.8% from a year earlier. Maryland’s median sale price was $432,000, up 0.5%. Those figures place Calvert’s increase in sales against a wider slowdown.
National conditions also remained challenging. Realtor.com’s September research report said mortgage rates climbed above 7% during the month and the number of homes under contract fell 4.1% from September 2025.
Its national median asking price was $419,250, down 1.4% from a year earlier. Asking prices describe listed properties and should not be treated as equivalent to Calvert’s median completed-sale price.
Realtor.com also reported price reductions on 20.8% of listings nationwide. That national measure does not establish how many Calvert sellers reduced their prices or explain why individual local transactions succeeded or failed.
Taken together, the reports show Calvert recording stronger completed sales and more buyer visits in September, alongside a decline in new contracts. The figures describe activity already recorded; they do not establish what October sales or future home values will be.
